Positions Available:

PRIMARY RESPONSIBILITIES:
  • Resolution of project problems
  • Assist with Daily Project Logs on each job, everyday
  • Conduct weekly safety meetings
  • Ability to completely understand subcontractor’s scope of work pertaining to project
  • Work with Project Managers, Superintendents and Project Coordinators
  • Participate in weekly meetings with Project Manager and staff at jobsites
  • Networking and building relationships with new and existing subcontractors, includes evaluating subs
  • Meets operational standards by contributing construction information to strategic plans and reviews; implementing production, productivity, quality, and customer-service standards; resolving problems; identifying construction management system improvements
  • Accomplishes construction project results by defining project purpose and scope; calculating resources required; establishing standards and protocols; allocating resources; scheduling and coordinating staff and sub-contractors; evaluating milestone assumptions and conclusions; resolving design problems; evaluating and implementing change orders.
  • Prevents fines and interruptions by complying with, and enforcing, codes.
  • Maintains safe, secure, and healthy work environment by following and enforcing standards and procedures; complying with legal regulations.
  • Enhances organization reputation by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.

  • Conduct weekly meetings with superintendents at jobsites
  • Networking and building relationships with new and existing subcontractors, includes evaluating subs
  • Meets operational standards by contributing construction information to strategic plans and reviews; implementing production, productivity, quality, and customer-service standards; resolving problems; identifying construction management system improvements
  • Meets construction budget by monitoring project expenditures; identifying variances; implementing corrective actions; providing non-project annual operating and capital budget information.
  • Accomplishes construction project results by defining project purpose and scope; calculating resources required; establishing standards and protocols; allocating resources; scheduling and coordinating staff and sub-contractors; evaluating milestone assumptions and conclusions; resolving design problems; evaluating and implementing change orders.

  • Negotiating pricing from subcontractors and vendors
  • Review construction budgets and report to Director of Operations and Vice President

Administrative

 

  • Assist Vice President and Director of Operations
  • Weekly review and update of project tracking sheets
  • Assist Project Managers/Superintendents with proper paperwork i.e., daily progress reports, material transfer forms, etc
  • Prepare and submit work log daily

Estimating

  • Conduct job walks
  • Reading / interpreting blueprints, performing take-offs, automated project scheduling processing, submittals, RFI, and all aspects of general administration
  • Construction methods and estimating
  • Scheduling and sequencing
  • Qualifying subcontractors and vendors
  • Proficient with word and excel spreadsheet applications
  • Coordinate ordering materials
  • Process and update project tracking spreadsheets
  • Client Relations
  • Read, analyze and interpret technical journals and references, job reports, and documents.
  • Write reports and business correspondence

Customer retention

Primary Responsibilities

 

  • Schedule job walks with clients and subcontractors
  • Participate in preconstruction meetings / job walks.  Develop meeting agendas, take minutes / notes, and document the scope of work
  • Assist with the development of Master Builder takeoffs.  Input scope of work and general project data
  • Assist Project Managers / Estimators with proposal submittal to clients and follow up on status. Do quantity takeoffs as needed.
  • Set up on-site job offices and stock with proper forms, supplies and equipment
  • Assist Project Managers with contracting and buyout.
  • Assist PM and Estimator with construction document management. Produce sub bid lists, log plans into Bidmail, issue RFP’s, etc…
  • Assist Superintendents with their requests re: purchasing, product and pricing research, scheduling, memorandums, etc…
  • Produced and submit approved purchase orders
  • Manager RFI’s, ASI’s, Field Directives and maintain logs
  • Manage Shop Drawings & Submittals and maintain log
  • Maintain Shipping & Receiving log of Owner and GC provided materials, communicate status and needs on weekly basis
  • Update Subcontractor database as needed
  • Submit / forward “Material Transfer Forms” to Warehouse Manager
  • Report to Director of Project Development and Director of Project Management on a weekly basis for all project recaps
  • Work with Project Managers to log, draft and submit Change Orders: Draft, submit and process change orders with input from estimators, construction division and Director of Project Development; Maintain change order logs and capture backup

 

Point of Emphasis

When we are first reviewing the plans for a project, it is the responsibility of the Project Coordinator to study the finish schedule and identify all GC supplied items.  Contact all of the necessary vendors to determine price and availability of these materials.
